Property is a big expense, whether you're buying or renting. Never trust pictures alone, or what someone else says – you should always go and inspect the property thoroughly yourself.
Here's a short checklist of what to look for before signing any contracts:
- What is the condition of the place – is it clean?
- Are the taps, toilets and drains in good working order?
- Do the lights, plugs and electrical equipment work properly?
- Is there evidence of leaks (water stains, peeling paint or damp patches)?
- Do the windows and doors open and close easily?
- Are there keys for all the doors and gates?
- What is the condition of the paintwork?
- If you're renting, who is responsible for maintaining what (e.g., must you maintain the garden)?
If things are wrong with the place you want to rent or buy, make a list of all the faults and ask the owner or landlord to fix them before you sign anything, because once you've signed an agreement it's legally binding.
